What a Beaumont home insurance policy covers

A Beaumont homeowners policy is one contract that repairs the dwelling, replaces the contents, pays for somewhere to live while the house is unlivable, and answers a liability claim from someone hurt on the property, and the Texas Home Insurance page sets out those lettered parts in order.

Texas law leaves the purchase to the homeowner, a mortgage lender does not, and a lender in Southeast Texas normally requires windstorm and flood coverage on top of the homeowners policy.

Wind and hail and flood sit outside that form in Jefferson County on contracts of their own, and FEMA has listed the City of Beaumont in the National Flood Insurance Program’s regular phase since October 30, 1970 as community 485457, with a current flood insurance rate map dated August 6, 2002, the oldest effective map of any city on this site.

Which county a Beaumont home rates in

Beaumont is the seat of Jefferson County on the Neches River, and Jefferson County is one of the fourteen first-tier coastal counties Texas Insurance Code §2210.003(4) lists, inside the Texas Windstorm Insurance Association catastrophe area the commissioner designates under §2210.005.

Beaumont therefore rates as coastal property without fronting the Gulf. The first-tier designation runs to the county line, so a house well up the Neches carries the same windstorm status as one nearer the water.

Where the house stands is the first rating input, and in Jefferson County that means the designation before the river.

The Jefferson Central Appraisal District values the property for tax. An insurer sets the dwelling limit from the cost to rebuild it.

Windstorm and the named storm deductible in Beaumont

Jefferson County homeowners policies are written without the wind and hail peril, which puts a Beaumont owner on two property contracts.

A Jefferson County owner takes wind and hail to the Texas Windstorm Insurance Association, created under Texas Insurance Code ch. 2210, and that file opens only after the ordinary market declines the peril and only where the structure carries a WPI-8 certificate of compliance for work inspected under the Texas Department of Insurance windstorm program.

A named storm deductible is a percentage of the dwelling limit rather than a flat figure, which on a Beaumont house is the larger of the two wind numbers. Warnings for Jefferson County come from the National Weather Service Lake Charles forecast office, not from a Texas office.

Flood insurance for a Beaumont address

Flood is excluded from every homeowners policy sold in Texas, and in a river city that exclusion is the one an owner feels first.

The National Flood Insurance Program FEMA administers treats building and contents as two purchases and holds a new policy 30 days. A policy bought while a storm is already in the Gulf does nothing for that storm.

A Beaumont flood file turns on three checks:

  • The FEMA flood map zone for the address, which drives the lender requirement
  • How the lot drains toward the Neches or the nearest bayou, because rainfall flooding does not wait for a hurricane
  • Whether contents coverage was ever bought, since a building-only policy pays nothing for what was on the floor

What Aulona Insurance Group places for Beaumont homeowners

Aulona Insurance Group works Southeast Texas property under Texas Agency License #3481412, and the Texas Home Insurance page lists the forms, from homeowners in the Tier 1 and Tier 2 coastal counties to dwelling fire, condo and renters, DP-1 and DP-3 landlord policies, excess liability, and flood through the NFIP and Write Your Own insurers.

Jefferson County property is on that list, and a Beaumont file turns on the roof, the drainage toward the Neches and the deductibles already in force.

Every Beaumont policy goes to an insurer Aulona Insurance Group holds an appointment with, and Luka Cenaj, the agency’s licensed principal, works through all three on a recorded call before anything is bound.

Where Aulona Insurance Group is not the right fit

Aulona Insurance Group does not place a Beaumont risk that has to go to surplus lines, a commercial building in the industrial corridor, which is a business line on a different form, property outside Texas, or life, health, Medicare and disability coverage.

Aulona Insurance Group does not inspect structures or issue WPI-8 certificates either. The Texas Department of Insurance certifies the work, and the agency places the policy from the existing certificate.

What moves the price of a Beaumont home policy

The premium on a Beaumont home policy is set by the insurer, not by Aulona Insurance Group, and no figure for it appears anywhere on this site.

What a Jefferson County rating worksheet asks for:

  • A rebuild estimate for the dwelling, which is not the figure on the tax notice
  • Distance to the coast, the elevation of the lot, and its flood zone
  • The roof date and the roof covering, and the loss settlement basis written on it
  • The named storm percentage, and the flat windstorm deductible that sits under it
  • Losses already filed at the address, and the fire protection class the address falls in

Beaumont’s refinery corridor does not appear on a homeowners rating worksheet. Jefferson County storm exposure does, through the territory and the deductible.

Working with Aulona Insurance Group from Beaumont

Aulona Insurance Group works from one office, in Plano, and serves Beaumont by phone. No visit to Beaumont or to Plano is part of placing coverage.

The placement runs on the phone: request a callback on the contact page, leaving a name, a number and the property address.

Have the roof date, the flood zone, the windstorm certificate and the deductibles in force to hand, and Aulona Insurance Group takes the risk to the markets the agency holds appointments with. Owners along the coast from Galveston to Beaumont get the same call, nothing is quoted or bound before it, and Albanian is available on it.
