What high-value home insurance covers in Texas
High-value home insurance is a homeowners policy built for a house whose rebuilding cost, contents, or liability exposure runs past what a standard form handles well.
The coverage parts are the same six every Texas homeowners policy carries. What changes is how each one is sized and settled:
- Coverage A is written to a full rebuilding estimate rather than to a formula applied to square footage
- Coverage C carries higher limits and picks up items the base form caps
- Coverage D pays for somewhere comparable to live while the house is rebuilt
- Coverage E is written high enough for an excess liability policy to sit on
Underwriting is heavier at the top end. Insurers ask for photographs, appraisals, alarm and water-shutoff details, and a rebuilding estimate that somebody has sat down and prepared.
Replacement cost is not market value
Replacement cost is what it costs to rebuild a Texas house with like kind and quality at today’s labor and material prices.
Market value and the county appraisal answer different questions. Market value includes the land and reflects what a buyer will pay; replacement cost ignores the land and reflects what a builder will charge. On a custom Texas home the two are rarely close.
Three settlement terms sit on top of that figure:
- Replacement cost pays up to the dwelling limit and no further
- Extended replacement cost adds a stated cushion above the dwelling limit for the case where costs jump after a widespread storm
- Uncapped replacement cost pays the full rebuilding bill with no ceiling, and is the hardest of the three to obtain
Underinsuring Coverage A does not only cap the loss. Falling short can also reduce how a partial loss settles.
Scheduled personal property and why the base form is not enough
Scheduled personal property is a list of specific items written onto the policy with their own limits, and it exists because the base form sub-limits certain categories, jewelry, furs, firearms, and silverware among them.
Standard homeowners forms apply special limits to jewelry, watches, furs, silverware, firearms, cash, and collectible items. The limits apply to theft in particular, so a stolen ring is capped even when the overall contents limit is large.
Scheduling an item changes three things:
- The item carries an agreed limit instead of a category cap
- The deductible usually does not apply to it
- Coverage widens to include losses the base form excludes, such as dropping a stone out of a setting
Insurers ask for a current appraisal or receipt on scheduled items, and again every few years.
Liability limits on a higher-value Texas home
Personal liability on a Texas homeowners policy pays when someone is hurt on the property or the household is found responsible for damage elsewhere.
Liability exposure tracks lifestyle rather than house price. A pool, a diving board, a trampoline, a dog with a history, teen drivers, a home gym used by guests, and hosting that involves alcohol all raise it.
Coverage E is the base layer, and a personal umbrella policy is the layer above it. Excess liability attaches over the homeowners liability limit and over the auto liability limit at the same time, which is why insurers require both underlying policies to carry high enough limits first.
Aulona Insurance Group places personal umbrella coverage above the home and auto liability limits.
What Aulona Insurance Group can place
Aulona Insurance Group places higher-value Texas home coverage, and no dwelling value stops the agency looking at a file.
The $150,000 manufacturer’s suggested retail price ceiling that limits the agency’s personal auto placement has no equivalent on the home side. A house is underwritten on construction, protection, and loss history rather than on a value cap.
Aulona Insurance Group places:
- Higher-value coastal homes, alongside the separate windstorm policy
- Higher-value older and period homes
- Scheduled personal property on the homeowners policy
- Personal umbrella coverage above the home and auto liability limits
- Flood through the National Flood Insurance Program and Write Your Own carriers

Where Aulona Insurance Group is not the right fit
Aulona Insurance Group cannot place every higher-value Texas home, and at the top of the market the reason is usually the same one.
Outside what Aulona Insurance Group places at the top of the market:
- The largest Texas homes, which need a high-net-worth or surplus lines market the agency does not reach in-house
- An appraisal, a rebuilding estimate or a jewelry valuation, none of which the agency produces, although every one of them is needed before a schedule can be written
A dwelling limit on a higher-value house is built from a document, not from an opinion. The agency works from the appraisal or estimate the owner already holds, and the file waits where that document does not exist yet.
What moves the price of a high-value Texas home policy
The premium on a high-value Texas home policy is set by the insurer, not by Aulona Insurance Group. Property is rated by location, and the county and the distance to the coast are the first inputs.
The application an underwriter prices from carries:
- The dwelling limit, built from a rebuilding estimate rather than from the purchase price
- Construction class, interior finish level, and the age of the roof, wiring, and plumbing
- Protection class, meaning distance to a fire station and to a working hydrant
- Scheduled items, their appraised values, and the security protecting them
- The deductible, including the separate percentage deductible for wind and hail
Aulona Insurance Group publishes no premium on this site and does not rank insurers by price.
What to have ready before you ask an agent
A higher-value file moves faster when the documents already exist, because the underwriting questions are document questions.
Have these ready:
- The current declarations page, including every scheduled item on it
- A rebuilding estimate, an appraisal, or the builder’s original cost breakdown
- Year built, square footage, construction type, and the dates the roof, wiring, plumbing, and HVAC were last updated
- Alarm, sprinkler, and automatic water shut-off details
- Appraisals or receipts for jewelry, art, firearms, and collections
- Any claim paid on the address, with the year
The call runs on (945) 600-6008, in English or Albanian, and the rebuilding estimate is the item that settles the dwelling limit.
