What a Corpus Christi home insurance policy covers

A Corpus Christi homeowners policy is one contract covering the dwelling, other structures, personal property, the cost of living elsewhere during repairs, and the owner’s liability when a visitor is hurt, and the Texas Home Insurance page sets out those lettered parts in order.

Texas law requires none of it, while a Coastal Bend mortgage lender requires all of it and normally adds windstorm and flood on top.

Two perils sit outside that form in Nueces County, wind and hail and flood, and FEMA has carried the City of Corpus Christi in the National Flood Insurance Program’s regular phase since July 23, 1971 as community 485464, with the city’s current flood insurance rate map dated October 13, 2022.

Which county a Corpus Christi home rates in

Corpus Christi is the seat of Nueces County, one of the fourteen first-tier coastal counties inside the Texas Windstorm Insurance Association catastrophe area under Texas Insurance Code ch. 2210.

Location rates the property before anything else does, starting with the county and the distance to open water.

Open water does the rest. A house on Ocean Drive faces Corpus Christi Bay; a house west of the Crosstown Expressway sits miles back from it, on the same county code and a different wind exposure.

The Nueces County Appraisal District sets a value for tax. An insurer works instead from the cost to rebuild the structure.

Windstorm and the named storm deductible in Corpus Christi

A Nueces County homeowners policy normally stops at wind and hail, which leaves a Corpus Christi owner holding two property contracts rather than one.

Wind and hail on a Nueces County house can go to the Texas Windstorm Insurance Association, the market of last resort created under Texas Insurance Code ch. 2210. Two things open that file: a declination of wind coverage from the ordinary market, and a WPI-8 certificate of compliance from the Texas Department of Insurance windstorm inspection process.

A named storm deductible is the larger of the two wind deductibles and applies once the National Hurricane Center names the storm. The National Weather Service Corpus Christi forecast office issues the hurricane and storm surge warnings for Nueces County.

Flood insurance for a Corpus Christi address

Flood is excluded from every homeowners policy sold in Texas, so rising water in Corpus Christi is answered by a flood policy or by nobody.

The National Flood Insurance Program, administered by FEMA, sells building coverage and contents coverage as separate purchases, and a new policy does not take effect for 30 days. A system already in the Gulf is 30 days too late.

Three questions decide a Coastal Bend flood file:

  • Which FEMA flood map zone the address sits in, since any zone beginning with A or V is a Special Flood Hazard Area
  • Whether a federally backed mortgage is attached, because that combination makes the coverage mandatory
  • Whether contents were ever added, since a building-only policy pays nothing for what was inside

What Aulona Insurance Group places for Corpus Christi homeowners

Aulona Insurance Group places coastal property for Corpus Christi owners under Texas Agency License #3481412, and the Texas Home Insurance page lists the forms the agency writes, from homeowners in the Tier 1 and Tier 2 coastal counties to dwelling fire, condo, renters, DP-1 and DP-3 landlord policies, excess liability and flood through the NFIP and Write Your Own insurers.

Nueces County property is on that list, and a Corpus Christi file usually opens on the roof date and the WPI-8 status rather than on the dwelling limit.

Every Corpus Christi policy goes to an insurer Aulona Insurance Group holds an appointment with, and Luka Cenaj, the agency’s licensed principal, goes through the structure and the deductibles on a recorded call before anything is bound.

Where Aulona Insurance Group is not the right fit

Aulona Insurance Group does not place a Corpus Christi risk that has to go to surplus lines, a condominium association’s master policy, a commercial habitational risk past the $5 million of total insured value per location that the agency’s business owners policy caps at, property outside Texas, or life, health, Medicare and disability coverage.

A car drowned in a Corpus Christi driveway is not a home claim either. Comprehensive coverage on the auto policy answers that, because the National Flood Insurance Program covers buildings and contents rather than cars.

What moves the price of a Corpus Christi home policy

The premium on a Corpus Christi home policy is set by the insurer, not by Aulona Insurance Group, and no figure for it appears anywhere on this site.

What a Coastal Bend rating worksheet asks for:

  • The rebuild cost of the dwelling, which is a construction figure and not the appraisal district value
  • Miles to Corpus Christi Bay and to the open Gulf, and the elevation of the lot
  • The roof: its age, its covering, and whether it settles at replacement cost or actual cash value
  • Both wind numbers, the named storm percentage and the flat windstorm deductible under it
  • Prior claims at the address, and any wind mitigation the structure can document

Nueces County storm exposure reaches the rate through the territory and the deductible, not through the owner.

Working with Aulona Insurance Group from Corpus Christi

Aulona Insurance Group works from one office, in Plano, and serves Corpus Christi by phone. No visit to Corpus Christi or to Plano is part of placing coverage.

A coastal placement runs on the phone: request a callback on the contact page, leaving a name, a number and the property address.

Have the roof date, the WPI-8 status, the flood zone and the deductibles already on the file to hand, and Aulona Insurance Group takes the risk to the markets the agency holds appointments with. Nothing is quoted or bound before that call, and owners who would rather speak Albanian can have the whole conversation in Albanian.
